Are you estate agents?

We are not agents, we rent out the studios directly in all our London locations. We manage all the studios, which means that you can contact us directly with any questions or issues. We also take care of the day to day maintenance of the studios and cleaning of communal areas and gardens.

Where can I find your studios in London?

We rent and manage 10 apartment buildings in Central, West and North London. You’ll find our studio flats in the following locations.

  • Hammersmith & Fulham
  • West Kensington
  • Pimlico
  • Euston
  • Bloomsbury
  • Hampstead

What rental periods do you offer?

The rental periods can be divided into 3 categories.
  • Long lettings from 6 to 12 months. This option is usually more cost-effective per month due to the longer commitment. We offer long lettings in all our locations.
  • Short lettings from 4 weeks to 6 months. We offer a selection of studio flats for short letting periods. We do not offer short lets in September and October.
  • Serviced Apartments (per day) - A selection of studio flats in Bloomsbury and Euston are available for daily and weekly stays. You can book them on our serviced accommodation website.

What type of rent payments do you accept?

We accept the following types of payment for studio flat rent.
  • Direct Debit
  • Bank transfer
  • Debit/ Credit Card
  • Cash

Do you require references?

We do. You will need to provide evidence of your income, savings, grant or scholarship so that we can assess your ability to pay the rent for the duration of your tenancy.

Is there a washing machine in the flat and do you have laundry facilities?

There are communal laundry facilities in all our buildings with washing machines and tumble driers. These facilities are free for you to use in all our buildings with the exception of Hammersmith-Fulham where they are coin operated.

Does the rent include bills?

The rent for our long let studios includes the following utilities: Electricity, water and heating.
Council tax is not included. If you are a full time student you should be eligible for a council tax exemption.
Short let rentals include all bills and utilities.
We provide WiFi free of charge in all the flats.

What will I find in the studio?

All the flats are fully furnished so you can move in with minimal hassle. Furnishing varies from flat to flat but you can expect to find a bed (including bedding and bed linen) and /or sofa/ sofa bed, chairs and a table.
The kitchens are fully equipped with basic utensils, plates, cups, glasses and cutlery.

Are there any extra fees to pay?

There is a £75 cleaning fee when you leave. You are also responsible for council tax and TV licence if you are staying for 6 months or more.
Beyond that, there are no other fees to pay apart from the monthly rent.

Can I renew my contract after the initial term of my tenancy?

We’d be happy to renew your contract after the initial period assuming that you’ve kept to the tenancy agreement.

Can I terminate my rental contract before the end of its term?

If you signed a fixed-term contract you will be liable for rent until the contract terminates. We do not allow early terminations of fixed-term contracts unless you have a break clause. You need to give us one month notice in writing before it terminates to confirm your departure. If you are no longer in a fixed term contract you will need to give us 1 month’s notice in writing before your departure.

Do you offer rent discounts for students?

We often run special offers for students looking for accommodation in London. To find out about current student offers please visit our student accommodation page. The studio flats are ideal for students seeking a quiet and private home during their studies in London.
